Keeping abreast of the Route 1 real estate market is not an easy task, especially if you’re eager to buy a new home or sell your beloved home soon. Which is why I have created a curated list of nearby homes that have sold this March here in the Route One Corridor communities of Hyattsville, Mt. Rainier, College Park, University Park and environs.
From a large, 3800 SF house built in 2019 loaded with modern conveniences to a 1938 Sears home ("Lewiston" style) there is something for everyone. I'm especially amazed by the 2 bedroom, 2 bathroom Riverdale charmer that escalated an amazing $83,100 over list price.
$725,000 - 6322 Joslyn Place, Cheverly, 5 bed, 3.5 bath
$640,000 - 4610 Fordham Rd, College Park, 5 bed, 3 bath
$500,000 - 2206 Cheverly Ave, Cheverly, 4 bed, 2 bath
$403,000 - 5805 Taylor Rd, Riverdale, 2 bed, 2 bath ($83,000 price escalation)
$450,000 - 3809 31st St, Mount Rainier, 4 bed, 3 bath
$430,000 - 4405 32nd St, Mount Rainier, 4 bed, 2 bath
Did you know?
When a house goes under contract is it not actually sold just yet. There is a lag between the time a contract is written and when the house actually settles. Generally we are seeing settlements that happen in about 30 days from the time of contract ratification. If you see a significantly shorter settlement period, that is generally an indication that the offer for the house was for cash. Without the need of the lender to perform their due diligence for underwriting a mortgage, the time to settle is much shorter.
The information about the actual price agreed upon by both parties is not publicly available until the house settles. This is why I keep an eye on all settlements in our Route 1 Corridor communities. I chart which houses sold for more than asking price and which sold for less.
I'm often asked how many offers were made on a house. Unless I am the listing agent, that information is not publicly available. I sometimes find out the total number of offers if I have submitted an offer on behalf of a buyer client and the listing agent tells me how many offers we are up against.
